Is it possible to use a conventional loan to finance a property won on an auction? I’m preparing for an auction where I don’t have the cash to purchase a property from an auction. It’s states that it is a cash only auction but I believe that really just removes the financing contingency. I’m researching hard money lenders but I was wondering what the limitations, if any, to using a conventional loan to purchase.

If these auctions require a 30 days close timeframe, why couldn’t someone use a conventional lender? As in the case where the property is livable but might need/want to be improved.

Just starting out, learning as much as I can, listening to podcast and books. I grew up in Aiken and am planning on starting here (and the Augusta area). I’m an engineer by day.

My strategy is to develop a portfolio of rental units over time. I'm hoping to employ the BRRR method. Although, I expect to flip houses to generate some extra capital funds to purchase rentals units.
