I use Avail.  It’s been great and helps to save a lot of time if you’re going the DIY landlord route.  I’d say when you have 2-3 properties it’s good to self manage and learn the process and then scale out of it and hire a property manager.

Yes, you will get paid through the title company.  The title company collects funds from the buyer and disperses them according to the contract(s).  I would just have the title company wire you the money if you are far away.  That’s what I have done.

Investment Info:

Small multi-family (2-4 units) wholesale investment in Salem.

Purchase price: $305,000
Sale price: $330,000

I successfully completed my first wholesale deal! I got this lead by cold calling a free and clear homeowners list. The owners had just had a flood and were wanting to get rid of the property. I put it under contract and did a JV agreement with KeyGlee franchise to find a buyer.

Hey @Travis Reed.  I own two duplexes in Salt Lake City near the University of Utah.  I have rented them out by rooms to college kids for a few years now.  I think the key is to just find good tenants, because that will solve 90% of your problems.  I developed good relationships with church ministers and professors on campus who constantly refer me really good quality tenants.  I have also heard of some people reaching out to school coaches, counselors, administrators etc to find good tenants.  I think doing things that way will help you find good tenants instead of just blasting out ads on facebook, Craigslist and rentler.
