Prime example.  Propane is included in a lease for one of my rentals; tenant keeps her thermostat on 77 in the winter so I have to limit the number of tanks/refills she has in a 12 month period (in her lease).  Otherwise she would likely use more propane than she pays in rent.  

Our rental community (LLC with a physical location on site) is required by the city we are located in to have a business license. Every city I have done business in has required me to have a business license. This is especially triggered if you are opening a new business bank account or opening a physical location and have to deal with zoning approval or permitting. If you are a sole propriator working from home and are not a business you may not need a business license but you would be crazy to be flipping houses or owning many rental properties without being incorporated.

Steve is absolutely right.  I look at background checks and credit score but more than the credit score I am calling the previous land lord and asking for their experience with the tenant and whether they would rent to them again.

the applicant signs a authorization for you to view their credit,criminal...you submit the info to the screening service they provide you with the info, you decide if you want to approve or decline the application. 

Contact the vendors directly to get all the details of the mechanics.

When dealing with Condo's you have to remember you don't own the property by yourself. You will have expenses you don't control and you need to get permission form the association to do many things you take for granted with a SFR.

Some condo associations can and will also regulate whether you can even rent out a condo.  Many have required homeowner/renter ratios.  

When selling a condo and a buyer is using either FHA or VA the homeowner to renter ratios will determin if the lender will even make the loan.

There are a lot of issues that you could get into with a condo that you will not have with many Single Family Homes. I would suggest staring out with either a SFR or Duplex.

There is another good company I a have used called Onlinerentalexchange as well
