I organize a TREIA (Triangle Real Estate Investors Association) subgroup in Rocky Mount. You are welcome to join us at our next meeting June 21. We meet at a different place in Rocky Mount on the third Wednesday of each month. 

We have a great group of both new and vary experienced investors.

Consider Rocky Mount Nc. Located just between Greenville and Raleigh at the intercession of 64 and 95. I am a buy and hold investor in Rocky Mt. There are a lot of positive developments here from the new CSX terminal (200 million dollar state of the art facility) to the redevelopment of the Rocky Mount Mills. We have a local real estate investors group that meets in Rocky Mount monthly. You can connect with the group via meetup.com or just keep an eye out for the meetings to be posted here on BP.

its a numbers game and somewhat a game of luck. ..the more traffic/prospects you have through the better the chance you have of getting a good tenant. 

The harder you work the luckier you get.

Branch St it one of the most distressed streets in Rocky Mt.  If you want some local insight feel free to PM or call.  I'm happy to chat.  Branch and Clark are a micro market within a small town micro market.  

There is a lot of opportunity there.  BUT...   My opinion is that you would need to go in there with a large plan.  Not just looking at one property but several blocks at a time.

Saw this post from one year ago about Rocky Mount NC and "run down shacks" and "Mill Houses" Wondering If anyone out there in this community is aware of what is happening with those Mill Houses today. Capital Broadcast owns 26 going on 35 of those Mill Houses. They have renovated them and they are renting for $1050-$1300 per month with a waiting list. There are two craft brewery's currently open on the Mill property with others coming on line.
