What are some of the pros and cons of investing in small multi family (2-4 units) near colleges and universities? What were some of the unexpected challenges of managing rentals in a college town? Is there anything that would change your mind from investing in college towns??

Atomic Habits by James Clear

I found that these were good (non) real estate books that helped in business overall.

The Millionaire Real Estate Investor

Rich Dad Poor Dad

All the BiggerPockets books are informative.

@James Wise Thanks for the tips, I will definitely keep these in mind. Is there a specific reason the property manager should be with a real estate brokerage? Or is this advice solely for long distance investing?

Thank you! Time differences and being able to see the property are definitely major challenges. I will probably have to gather more information on turnkey properties in the mean time.
