@Michael Ealy advice on finding a good market to invest in?

I want to invest in multifamily apartment buildings how do I research markets to find a market where there is job growth, migration etc?

Let's say an apartment building with multiple units has cashflow can I put down a downpayment, finance the rest as a non recourse and interest only loan with no personal guarantee needed as long as the DSCR is good like 1.25 or above even if it's my first property and I don't make a lot? Could I close this loan in a property LLC with just the property?

Steps for getting a commercial loan?

For those syndicating real estate deals and/or perhaps running a real estate private equity firm with AUM how do you learn, start (your money and/or investors) and then get to the point that you are now?

Yh I know different regulations may or may not allow general solicitation. 

What about regulation A I believe it allows general solicitation and allows you to raise an unlimited amount of money from accredited investors as long as you register with the SEC and they approve the fund?

Do you do real estate yourself? If so what type and do you syndicate etc? I’m so eager and excited to learn and then start doing it. 

I’m only 17 but you I’m on the right path so it’s all good.

Oh I don’t have a deal I’m just asking hypothetically. I am asking various questions on biggerpockets becuase it’s a community filled with people interested and involved in real estate so I truly believe that it’s a good place to learn.

I don’t invest in real estate but I’m trying to learn before I get into it.

I know to learn I have to try them make mistakes and learn from them but I’m trying to learn as much as possible to avoid big mistakes etc and know my stuff. 

I was asking about advertising on biggerpockets so the day I do get a property under contract I know how I will find investors to raise money from etc. I will then perhaps build a mailing list and scale etc.

@Abel Curiel thank you but I’m not focused on buying or selling property? Let’s say I already had a deal under contract and was looking to set up a syndication with me as a sponsor and I’m looking for investors could I pitch this on biggerpockets and if so then where?

Let’s say I had a deal that I’m looking to syndicate and get investors would I be allowed to advertise my deal here to get investors from biggerpockets as it is a real estate community after all and it may provide value to some?

Am I allowed to connect with people and ask questions for example if I wanted to hire a real estate attorney or securities attorney etc could I do that here?

I know a lot of people may rebrand and rename a property such as an apartment building upon acquisition because it may have negative reviews or they just want a fresh new view etc but do I need to sign papers to change the name?

Let’s say hypothetically I bought an apartment building that was called Sunrise Apartments at Miami and then I wanted to rebrand it and change the name to Grand Living at Miami Beach how do I do this? 

I know that when I change the name I obviously create a new website and perhaps add the location on Google maps etc.
