How about you try negotiating an interest only loan of 4.5% for a couple years to maximise NOI and keep your debt low and keep refinancing?

@Nathan G. I just feel as if this is important but no one talks about it. Let’s say I purchased an apartment building called Sunrise Building with bad reviews all over the internet and a good value add opportunity.

I may rename it to Lightgate apartments and update google with the new name and create a website to rebrand it. Then I may hire new management etc.

I’m sure there may be legal requirements to change a property’s name. Maybe in the papers when buying and selling a property it happens there idk.

Let's say I wanted to buy a 10 unit apartment building with good cashflow, create a property LLC to finance it and close on the deal could I obtain financing in the newly formed LLC?

@Eric Johnson I keep hearing look for markets with job growth etc but the thing is how exactly do I find that info. I doubt I read books because they can be outdated.

The internet has way too many websites some may be unreliable.

Brokers may be biased and optimistic to get me too close with them.

If you don’t mind how do you research markets?

Opinions on Buildium Property Management software?

Limit on properties,units or tenants?

Can each property rent be paid to and individual property LLC bank account on the platform?

Can the software be set up where owners,property managers and residents all have access but all rent goes to owners then they can pay a cut to the property managers etc?

Processing fees etc?
