I am asking for a friend who is owner of a house. I am looking for a reliable PM for a SFH in San Jose, California. The house currently has a section 8 tenant who is not complying with keeping the property orderly. The PM is not very helpful and has not done the needed repairs as requested by the housing authority. Owner wants to terminate the PM and the remove the tenant. Can landlord just give 30 days notice to the PM and then find a new PM to take over and remove the tenant? I suspect that there is no written contract between the PM and the landlord. The PM does other full time work and this may be a side hussle. I would like to get PM who understands section 8 law and is comfortable in getting a property ready to re rent efficiently. Sadly the current PM let the property go and allowed it to deteriorate. Owner would prefer to fix the property up and just rent to non-section 8 people to get market rent. Thanks

The PM says that the landlord has to give the tenant 6 months to leave. I thought it was 60 days in Calif. The landlord can find someone on their own and have them coordinate with the PM to make the repairs. We don't have to rely on a PM who seems to be okay with the property being in distress. I suspect there is no contract between Landlord and PM. I suspect the PM and tenant may be collusion to try to get landlord to sell the house. PM has asked in past about seeing if the house is for sale and he has an agent who can do it. Of course landlord is not interested nor would ever consider using someone they recommended. 
Landlord is considering moving back to the house and the PM still said 6months!

Hello, I have a friend who has a home in San Jose,Calif. It is being managed by a PM who is not very good. Currently the tenant is section 8. The housing authority came by and did  a walk through. There are several items that need to be fixed. If not fixed the tenant's Section 8 may be in jeopardy and my friend the landlord will lose a tenant, possible get fined. The PM is not very responsive and neither is the tenant. Tenant is not  cleaning up the property. My friend understands he needs to fix few problems.  He wants to fire the PM and remove the tenant as well. He suspects there is some kind of relationship between the two which put  my friend the landlord at a disadvantage. The rent is well below market rent.  How easy is it to remove the tenant who happens to be sections 8 and not complying? The PM said 6 months which I think is outlandish. I know CA is tenant friendly but even section 8 tenants must comply.  The PM and tenant might be related. 

My Friend ended up paying the tenant back what the City required which was the deposit, 2 months rent, and the prorated rent.  PM is still trying get the mold remediation done. We have yet to prove that there is even mold and even if it was severe enough to do remediation. My friend is relieved that the tenant is gone but it does not prevent them from trying to claim damage. My friend believes that the PM was not staying on top of the yearly inspections and the PM was happy just to pay the tenant with my friend's $$. The PM would rather not deal with problems. In the end my friend needs to manage the manager. 

The Code enforcement of the City sent a letter to say the tenant needs to vacate and the owner must reimburse for relocation fees in the amount of 2 months rent and the deposit. The tenant wants over 13K to cover stay at a hotel (that only has a small fridge), food for the family, moving costs and storage costs which is about 2x the amount the city expects. The tenant needs to prove that mold caused harm despite it being present -right?

I am posting for a friend who has a SFR in CA (a tenant friendly state). The tenant claims there is mold in the house per some report from the City. They will not give friend a copy of the report and told friend to go to the city. The ducts/vents of the house were cleaned not to long ago and the tenant wont let the PM have more testing done or mitigation. What can be done if they are not cooperative? Friend may offer temporary housing at a hotel or another empty rental.

I feel for you. Sounds like he had a plan to defraud you.

My mom has a deadbeat tenant since Sept 2021 in Calif where it is super hard to evict. The PM is not helpful and just says the court sys is slow or just does not care about the landlords. Thank goodness the property is paid off but it is suppose to be income for my mom to live on.  I would imagine it's the PM job to start and follow up on the eviction process right? At this point I might have to engae a lawyer....which is $$$$

I'm a newbie at this RE investing thing. However, my husband got into it because of me over 3 years ago. He loves all the potential perks of REI for those who like things like tax write offs etc. There are many reasons why I need to educate myself and get comfortable with it. First, what is he doing with our money? My name is on the docs too. Another reason is I have an elderly mother who owns properties and that are not being efficiently managed and we have had to step in. We also, have our personal goals of increasing passive income to live a life of more freedom and choice. We want to travel more and not have to be stuck working beyond retirement age.
