Hi Nathan,

The listed price is 250,000. Just wondering if this is a good buy for a rental property. 

Hydro is electricity (in Canada). 

The caregiver simply cleans the home.

This property is more geared towards low-income individuals so I'm worried about collecting rent on time. I suppose I could employ a property manager but with COVID-19 it's very hard to evict people in Canada right now.

4 units all metered separately, all one bedroom. 

Basement - $850 plus hydro

Main floor- $750 plus hydro

2nd floor- $650 (caretaker) plus hydro 

3rd floor- vacant but can rent for $750 plus hydro.

Landlord pays for heat and water. Water is approx $350 quarterly Heat is approx $130 a month equal billing for the whole building. 

Taxes are $2200 a year

Shingles updated in 2016 

Insulation and siding 2016

Boiler 2006

Windows 2000-2021

Hi Everyone,

I've been thinking about buying a residential property and converting it into supportive housing. I've been reading about how the government subsidizes rent for people trying to get back on their feet (drug addicts, homeless etc) and thought it could be lucrative.

If anyone has any experience or info about this please let me know. I've been trying to find more info but no luck so far.
