I'm looking for a bridge loan 12-18 months. I need to close on a new townhome in Gilbert Arizona. My DTI is just outside of the traditional lenders guidelines. I will qualify with my 23 taxes but will have to wait until next year.

@Russell Brazil I was waiting on two spec homes to sell but I'm about 2 months too early. Mt DTI is maxed out until I sell these spec homes and pay off some debts.

Does anyone know any real estate lawyers in Arizona? I put down $10K earnest money on a new build townhome 6 months ago and am not able to get the townhome and want my earnest money back or push it to another unit that will be built in 6 months. Need to know my options. Thanks

I need $200,000 to finish my spec home. I'll finish the home next month and it appraises for $1.4 million. I have $806,000 into the loan and need $200,000 to finish. Are there any loans out there that might bridge this gap?

 I put earnest money down already for a new build townhome I am buying from Lennar. It will be completed next month. I will not have the funds from the sell of my spec homes yet to purchase the property. I need a short loan until I can refinance to a 30 year loan 4-6 months after February.

I am set to close on a townhome February 24th.  I am a long term investor and builder. I was planning on using the proceeds from a couple spec homes. However, I just finished them and have them listed for sell. I plan on using the proceeds to buy this townhome but am afraid that I will be cutting it close.  Is there anyway loans out there that i can get now and then refinance 6 -12 months into a conventional. This will give me time to sell these homes.  Thanks,
