@Michael Noto. Not sure if I mentioned but my DTI is maxed out. The only lenders I have used is through conventional loans. I am willing to try this other type of lending where they don't go off of your taxes and they evaluate the strength of the asset. I am currently in Idaho. I'll have to look around locally. This other company reached out to me last week which was perfect timing. Does it matter if you go local or national?

I attended the bigger pockets conference in New Orleans last year. brrrr.com just reached out to me and said that they are a lending company. I need a loan for a townhome I'm buying next month and wanted to see if this was a legit company. I went to there website and it said under construction. I am trying to avoid any scam situations. If anyone has worked with them, please let me know. I am maxed out on my DTI so I am looking for a lender that leans more towards the strength of the asset verses the conventional way of getting a loan. If anyone has any recommendations for potential lenders, please let me know. This will be my 5th rental and my credit score is over 740.

You have two options, take (100%) $250,000 Heloc at a 8% interest rate or take (80%) $150,000  Heloc at 5.2%, which one would you take? Less money at a lower interest rate or more money at a slight higher rate? And

Hey Guys,

I put earnest money down for 2 new townhomes that will be finished next year. Looking for investors to front the down payment. Will banks allow this? I know lenders loan short term money for rehabs but will they give loans out for people looking for a downpayment up to $130K?

@Kenneth Mooney Standard conventional loan with 20% down. Are there any types of financing that don't allow to rent out your home?
