Real estate will always be king because of the debt paydown, ability to leverage, overall less volatility, being able to buy at a price that not everyone in the world sees (off-market deal hunting). Appreciation. Real estate obviously is not passive because of the constant underwriting, renovations, etc... But with a good manager you can get very close to passive once you have the property within your portfolio. 

Stocks are great when the overall market has sold off and there was not really a good reason to do so. The only work required is pushing some buttons. Sometimes that blindly leads us though and we don't do proper analysis on the companies.

 Nice man, I work in Indy as well, mainly the secondary and tertiary markets! My main specialty is acquisitions, not so much the construction side. So I'd rather make a little less buck and spend more time finding more deals!

Thank you all for the great replies, I have a few property managers in my market which is Indianapolis that are great and have their own staff. I am just used to property managers more and have a few great ones that I trust and do quality work. 

My goal is not to make the maximum amount of money on every project, it is to acquire more and more off market properties with a simple and easy process to disposition.

I know a few good property managers in my area that have construction arms and also do flips. Do you think they cost more than a traditional GC for flips? If I am not planning on leasing it post flip should I just find traditional GC's? I am a turnkey provider so I have not done any full flips, just unit turns and leasing. Curious to know if anyone has tried using property managers for flips and their experience with it!

Long term bullish. As long as there is continually more and more people being born. Demand will still constantly rise. The earth has areas that are a lot more desirable. If you invest in those areas and hold long term you have limited supply and increasing demand which gives us that equitttty baby!!

disclose that you have a license, purchase through an LLC. In your contract as the buyer write ______LLC and/or assignee. Make it known you are an investor throughout the transaction!

 What you really want to do is get licensed and market for listings. What everyone is teaching as "wholesaling" these days is just brokering real estate.....illegally. You need a license to connect buyers and sellers together for a "fee."


Agency is to act as a facilitator for a third party. Wholesaling is simply finding a property and putting it under contract. You have the rights to market that contract and assign it to the buyer as written in the initial PA. You are not acting as a 3rd party or representing anyone in the transaction. It is just like a FSBO. If you want to outlaw wholesaling the main thing that will come out of it is transactional funded double closings!
