#1 Response is talk to your broker.

There is/can be some trouble there.....you should be a fiduciary to your client and that means putting their interest above your own.

If you have a buyer at $100,000 for the property, why did you not sell it for $100,000, vs putting it under contract for $60,000 and making the difference and looking out for the clients best interest.....that's the rub.
