Chattanooga is still a great market. You really just have to turn over more stones than before, and as @Brian Levredge said, "readjust expectations." There are still great deals to be had, and we still fund a TON of them for investors.

@Peter Martin I strongly agree. Knoxville REIA is one of the best REIAs in the country, thanks to the vast knowledge and leadership of Victor.

Chattanooga is rapidly changing, and a lot of out of state investors are facilitating that. As soon as one brave soul rehabs a house on a street filled with old / rough houses, others will follow! Right now many of these neighborhoods are in transition and will be for a while! It's great opportunity right now to gain some serious equity in these houses. AAAAND they cash flow! 

Hey All! I'm sad to have missed this meetup. I'd love to put something together for mid April in Burlington. I have been doing a bunch of off market deals since moving here last August and would love to share some info and insight, and find out what everybody else is doing and looking for in this market.
