Post: Would you buy this close to a new high school?

Hi Biggerpickets family,

I’m looking to make a purchase but need some polling/advice. It’s a townhouse in a very nice community but they’ll be building a high school and the street the home is on will be a throughput to a new high school. I’m wondering how this will impact the value later 
picture attached. Location marked: HERE. It’s a large community of townhomes. The school will sit slightly taller than the townhouses. 

Absolutely nothing wrong with pausing. A great investor knows when to make a move, but more importantly knows when to do nothing. It doesn't hurt to always look, though. That's part of the market study.

Hi BiggerPockets family,

I have been in real estate (lightly) for the past seven or so years with a few rental properties. However, in the past three years, I've been approached by multiple friends that want to either partner with me or have funds they'd like to invest. So far, one of those individuals has a pretty large sum of money he's interested in investing with me to purchase real estate. I'd really like to grow what I've started, but I don't know where to begin in structing a syndication. In terms of partnership it's possible, but most of the people that have approached me, I'm more than certain will not really be hands on, leaving me to do most of the work.

Would appreciate some stories of how you began and best methods you structuring syndications and paying back investors that invested with you. Looking forward to some great responses.

Hi All,

I know several conversation have taken place on the formation of an LLC / Trust for investing in buy and hold properties. Many have stated that you can do this yourself. However, I'm curious to know how you set up the entity structure of your business while maintaining complete anonymity. For example in Maryland, you're required to have a registered agent/address.

1. How do you handle the registered agent question? It seems you can pay for this service, curious on how it is represented on the form?

2. Maryland also requires a physical address (no po box), how can I avoid having to using my personal address


My thought is to set two LLCs owned by a single trust or another LLC in a separate state as the owner of the MD LLCs. However, again I'm faced with dealing with putting a personal address on a form intended to provide anonymity. Any guidance is greatly appreciated.

@Kenny Dahill Thank you. I'm definitely going to lean towards closing out the current lease and draft a new lease. I'll have to research how to draft the lease to include county as an interested party. Thanks

@Lynnette E. Thank you for the information. This is really helpful. I will ask her contact at what in the process am I truly committed, since right now I have a packet of information I need to complete. 

@Robbie Young She's currently in the middle of her lease. I can re-do her lease and increase the rent with justification of market rents. Would you suggest going this route? Or do I have no justification to re-do her lease. 

@Kenny Dahill That's exactly where I'm at right now. Confusion with the process. 

@Scott M. Thank you for the detail information. I wanted to make sure I wasn't simply filling out paperwork to have her submit without doing some due diligence on my part. It it advised that I submit the paperwork directly to Section 8 or provide to her to send it in?
