Maybe it was overkill but I've gotten roof inspections on SFR wholesale deals. It's free and it backs up your numbers so why not? Now as for commercial, that's out of my area of expertise.

Like @Jon Holdman said, you've got to make the offers that work for you. I've hear it said over and over that something like 95% of your offers are going to be rejected and that's alright, you only need a few to get accepted. As Robert Kiyosaki says, "Fail fast and move on". Happy investing!

If nothing else you could always close using OneDayDough or a similar program or just do a simultaneous close. As for your broker, it'd be a good idea for him/her to know what you're doing if you value your position with them. I got the boot for wholesaling without telling my broker.

To piggy back on what @Anson Young just said, it can be overwhelming trying to figure this big thing out. I've been involved in real estate investing since 2007 and have recently re-focused my efforts on wholesaling. It is THE fastest way to build cash reserves and can be done with little to no money out of pocket. I learned most of what I do now from Ron LeGrand (referenced in my signature below) and Cameron Dunlap (no link, just Google him) and have completed numerous wholesale flips as well as a couple of other strategies. I'm a big fan of mailing yellow letters to these. They've been trying to sell for months and now someone is writing to them wanting to buy their house! You're definitely getting calls back.

I spoke with an out of state owner a few days ago that lives in Las Vegas (the property I was talking to him about was in Dallas) and he told me that Liberty, Nevada, just North of LV apparently has been seeing around 30% gains over a 6 month rolling period. You might check into that market.

I've heard a lot of good things about Equity Trust Corporation (trustetc.com) in all types of RE transactions. That being said, I've not used 'em so do your own due diligence. Just an idea.

I'm leaning toward taking the free part from the jailbird and recording it and waiting on the other two. He's fine with getting his $6500 whenever he can and he knows how the drifter is and so expects a wait. Thanks for all the advice.

I have the opportunity to acquire a property from three heirs, one at a time, via quitclaim deed. This may be the only way to make the deal happen. If I did this, what would be the possible issues down the line considering that title insurance is a no-go on a quitclaim transfer?
