12 or 24 Month Bank Statement is probably the best bet.

If they have money and can compete on pricing, brokers will be the best bet.

Hi Vincent, there is a significant difference in true Hard Money and rehab loans, rehab loans won’t be low doc by any means.

Hard money should be fairly simple & quick to fund, it’s strictly equity based.

How bad is the condition of the property?

Depending on your experience will determine the maximum LTV on a rehab loan.
Typically 80-90% of pp + 100% of rehab


Pick your poison, you get what you pay for.

You need to work with a lender that will utilize STR 1007 Data and/or AirDNA Income on a REFI.

Tough deal but we do this consistently.

You can have as many DSCR loans as you like as long as you meet the requirements for the product, there is no ceiling to your growth.

They only work with brokers like myself :)

Nobody in their right mind is lending 90% on investment..

Sell the thing or bring in cash. 80% Max LTV.
