Post: Core Capacities Index (CCI)

Does anybody know if this Core Capacities Index test is a real indicator of top RE agents or is it just a broker gimmick to lure you into trying to sell Real Estate for them? I took one of these test and  the results showed that I would be a great fit and match the core capacities of agents who make over 100k a year.  So I'm wondering if everyone gets the same results and it's just a numbers game for the brokers??  I am planning on getting my RE license regardless of this but I am very curious.

Post: No comps in area for appraisal

Trying to buy my first property. It's a duplex, going fha and it's the third one I have had under contract I'm hoping this one works out. Got a call from the lender she said there were no comps in our area and the appraiser couldn't do the appraisal. Today she calls back my agent found one comp for the appraiser to use. (a reo we had put an offer in on) and she asked if I wanted to proceed with the appraisal because if the lender didn't accept this comp and the loan doesn't close I will still have to pay the $460 appraisal fee... My questions are: Is there anything I can do? It's not my fault there are no comps. She said it's prob a 50/50 if this comp will work since it sold cheaper than mine and it was a reo.. I feel like I'm getting robbed for $460 if it doesn't work and the bigger question is how would I even be able to buy another duplex if this one doesn't work? Because there will still be no comps in our area.. I'm really wanting to live in one side and rent the other to get started. Should I find another lender? Would that make any difference.

I am interested in a hud house. The site says you have to be a registered hud bidder to make a bid. Can I use my regular re agent to make an online bid for me or does it have to be one of the few listed agents on the site? Or should I just call the listing agent?

Post: fha loan question: two properties in one sale

I'm not sure. I will find out. The address are 105, 105 1/4, 105 1/2 so I'm hoping maybe it's all one lot. Before it was bank owned the owner had just the duplex listed for sale though so it maybe separate lot's.

Thanks

I know you can use fha for 1-4 unit properties. However, i am looking at a REO that is a duplex and the house right next to it all together for sale. Since this is only 3 units total can I finance it fha even though it is two different properties? I can't find anything on this googling if anyone can help I would greatly appreciate any information.

Post: online lenders

I have a purchase agreement on my first investment property. Now I need to choose financing. My question is: Are the online lenders a good idea? Are the main ones found on bankrate.com legit? Would they be more of a pain in the neck than a local lender? I trying to decide if saving a few bucks on my monthly mortgage would be worth using an online lender or if I should use a local bank?
