So people usually debate on the topic of expressing condolences and not expressing condolences when mailing probate leads becasue expressing condolences might seem fake and not genuine. Whats the appropriate approach to take on this matter?

Hey guys i am currently bidding on a deal i want to wholesale. I got my contractor out to the property to give me a repair estimate and the amount of money to repair the property is $140,835 and the ARV is bewtween 125k-128k which means repair costs would be more than the ARV of the home. Is this a red flag??

Just do it man. Remember your dreams dont care how you feel. Whether you feel tired or just dont feel like it..I wake up between 5.30 and 6am everday. Yes im tired initially when i get up but as i start brushing my teeth and moving around the tiredness wears off. Also you must have a reason why you are getting up that early like establishing a daily plan or tasks that need to be accomplished. You can always take a nap during the day if you feel tired..Good luck.

Hey guys so i have a question about generating valid comps for a deal i plan to wholesale.however i cannot find properties that sold in the last 6 months withing 0.5 mile radius that have similar bed and baths. Although Lots of properties have been sold within the area, only about two of them have the exact same number of bed and bath as the property i plan to wholesale. How far out (mileage) should i go from subject property to find similar properties to generate  valid comps??

Hey guys so i recently heard that it is easier for individuals to get hard money loans when they have verifiable income from a job and its kind of tougher to get hard money loans if you are  self employed. Is this true? And why is this the so?
