Buying a 2 to 4 unit rental with tenants in it good or bad idea

currently in the marketplace for a 2 to 4 unit property in washington DC. does anybody have any opinions/ thoughts about purchasing a property with tenants in it? what pre cautionary measures or changes should be taken before going this route?

Get to know DC rental laws now, before you have to exercise those laws! Like Kevin said, you should get a copy of the leases. Also, if you go to closing, the seller needs to credit you the security deposit(s).
