Hello guys im a new wholesaler in washington D.C and i am eager to know what kind of properties investors are looking to purchase (to flip or for buy and hold) and in what ZIP CODES. Any advice would be gretaly appreciated.

Not a great idea to invest just for appreciation or tax benefits. Any investment  property yo acquire MUST cashflow

Welcome! I am a fairly new investor myself in Washington DC Bigger pockets is a great place to network. I would also reccomend joining a local REIA ( real estate inverstor association) im a member of the DC REIA. You get to meet a lot of kike minded people. CPA's , fellow investors, lenders etc.

Hello Bp members. Whats the market like for wholesalers in DC? i have been talking to a well seasoned investor i met at my local REIA and he suggest doing wholesale deals in prince Georges county Maryland because this stratergy works better there. He says PG county has a very hot market. what do you guys think about this? and also, if i i live in DC and i am going to be conducting deals in DC and pg county, where would you suggest i set up my LLC.

Hey guys so i recently talked to a very well seasoned and respected investor in the washington DC maryland area about investing and he said he would recommend wholesaling and bird dogging (where its legal) as the best stratergies for newbie investors. he said he wouldn't recommend the buy and hold stratergy for newbies. Any opinions about this?
