Welcome to Bigger Pockets!

Its also great to see another member in the Salem area too. 

If you want to shoot me any questions you've got here locally I can probably get them answered for you. Either from my own experience or someone I know. You seem to be really open to several strategies which is good because you get a more rounded self education. 

Anyways, I know a handful of helpful people in the area. Contractors, realtors, attorneys, cpa's and my girlfriends son used to race cars too.

When I worked for a mortgage service most of the time people would just tell us without knowledge of the penalties or insurance policy changes necessary. It didn't require anything more than contacting references, which usually starts as soon as the grace period does.

Welcome to Bigger Pockets! I'm over in Salem and am more than happy to assist any way I can. (I'm currently deaf in one ear hopefully it's not permanent it's from a recent accident the tinnitus is killing me) I also mostly lurk here and read frequently. I do listen to the podcasts and once in a while I'll get a nugget of information but honestly everything they talk about had been written about many times over. The blogs here offer a lot of information in easy to digest listicles. Here's a few great links to answer a lot of questions.  The rental market here is really strong especially South of Madrona, I'm currently really interested in the area North of where High St meets Broadway. It's really up and coming.

Welcome to the Willamette Valley! I spend a vast majority of my time reading here and never posting. I live in Salem and currently work mostly with VA owned homes fixing them up after foreclosure. I can tell you from my own personal experience the rental market in South Salem is almost as hot as the weather right now. Renters are literally bidding for standard 3/2's right now because living in a nice area is still affordable here.

Wholesaling is what it is and if you can find success there by all means work those deals. If you're in need of affordable contractors, landscapers, or even real estate brokers, I'd be happy to refer you to my friends.  Send me a message anytime my schedule is very flexible.

Awesome, thanks for the extra info.

I have read rich dad poor dad. (Ubiquitous at this point), I've read several blog posts on here and of course the beginners guide, & how to analyze a real estate deal, I'm almost done reading the richest man in Babylon (great story tough language but good lessons) investing in duplexes triplexes and quads came in the mail today.

I plan on going the nwreia general meeting at the double tree in portland on sept 4th. 

I play cashflow 101 all the time on my iPad. 

I've been really interested in figuring this out for a long time and now there's nothing getting in my way but me.
