Upstate New York Investing - Binghamton

Hi,

I have been looking at a few upstate new york areas and Binghamton seems to be a great prospect. Anyone living in the area or nearby that is active in the area? I currently live 3 hours away so was considering buying a value add rehab but may be challenging with my full time job.  Would turn key be a better idea? Also any forecast on the rental growth in the area. Ive read a few post about new developments that may dominate the rental market that may make it harder for smaller investors. And how seasonal/ cyclic is the market. Is vacancy a problem when spring semester ends at the colleges?
