From what I found out researching online, this market is definitely bad for appreciation, but what about cashflow? From what I can see in South Florida, in the Boca Raton/Delray/Deerfield Beach area, seem usual to expect to meet the 2% rule and having low monthly expenses.

The question is, what is the vacancy for this market?

What I figured is that:

on the negative side would be hard to find a tenant because of the small pool (even if in my area this consideration might be wrong);

on the positive one, once found the tenant you can expect to rent for many years. I would think that senior are not planning on moving.

Does anyone invest in this market?

Do you think the Rich Dad book is not valid or useful? I honestly thought it was eye-opening about money and finances, but I am naturally skeptical about everything. What is your position about it? I read some article from the website you suggested and I wonder if I have been tricked somehow.

Also, most of the RE investor hosted in the BP podcast, quote the book or mention it as their favorite or life changing. There must at least be something good in it, or not? (Definitely not the illegal advices).
