Rules of The Game - R/E Wholesaling & Investing  Principles

The mistake people make when trying to become a Real Estate Investor, is they become literally brainwashed with the ideas of owning multiple properties, living a life of leisure, or believing success will happen overnight in this business.

There are few things I want you to realize if your goal is to become an Investor/Wholesaler.

1. Focus on Networking

2. Don't get discouraged

3. Have an understanding of the real estate market in the area you wish to invest is a must.

4. Don't go shopping without money or list of potential investors.

5. Continuously Network.

6. Do not pay for Real Estate Training from Guru's who sell programs and are not active Investors/Wholesalers.

7. Be Transparent Always...Most teach deceptive measures when You are mentored or coached CORRECTLY. You can conduct business with ethics.


8. Set Realistic Goals...It's not likely you're going to make 50k plus on your first deal

.9. Be Prepared to Sacrifice.

10. Treat Investing/Wholesaling like a Business Not a Part Time Hustle.

The Golden Rule 

Do The Work ..The Money 💰 will follow.

 Hello Heather, you should not be paying for ANY COURSES - all you need is some structure and all the rest of the info Is all available online free. Do not be fooled by people boxing up their "expertise" and selling it to you. I been doing this successfully a while and trust me - its all in front of you, its if you choose to know where to look and how to find it. DM me if you have any other questions!

I am not going to boast or mean to come off as being Pompous. 


I been wholesaling since 2003, and most aspiring Wholesalers cheat themselves.

1. You believe it's easy since you believe in the slick salesmanship of Guru's. 

2. Stop buying these scaling methods,  when you haven't completed one deal.

3. Stop shopping for Groceries (Properties) without any Money.(Investors) to sell it to 

4. I can honestly tell you can make easy 150k plus a year by dedicating part time consistency to the business 

5. My highest grossing year was over 2 million dollars. Remind you I am in NJ Markets.

6. Get Coach who does deals who doesn't just sell programs .

Never go shopping for Groceries without money 

1. Find out when the local auction is by the Sheriff..Go with copies of deal sheet pass out to Investors 

2. Find out hard money and private lenders in the area, ask them to send you buyer referrals 

3. Call real estate attorneys they close deals .there clients is great base

I operate my Wholesaling Trading Floor, as Wall Street West RE

I am based in JC...actually less than 10 minutes from Wall Street.

My Associates earn

20% on my leads 

35%% on their own leads

Senior Associate 

Earns

35% on my leads


50% on their leads 

Senior Partners

earn flat 65% payout on their deals 

and are expected to bring 2 deals per week in order to earn 2% override on the monthly Associates earnings
