if you execute the A to B contract correctly depending if you assign or actually wholesale the property will determine whether you need an Assignment Contract or B to C contract between you and your buyer

Your contract is assigned to Your Buyer..If structured correctly and if transparent your end buyer could place a deposit for You.

Regardless of amounts all contracts can be assigned..if you have EMD funds , Double closing and use Transactional Funding lender who will provide same day closing money regardless of credit

1. Contracts are easy you can use a standard real estate contract,  As the buyer simply state by your name

Cosching/Mentoring is great, but be wary especially with one's who tell you nothing about the obstacles and make you feel its easy

Lower your expectations to start ..don't expect to make instant money 💰 or having a business run on auto pilot.

I have closed over 1200 deals since 2003, and "wholesaling" is only a tool that is used as liquidation tool.


You must understand and have solid understanding of Real Estate Investing...also change your mindset of being Wholesaler, and become Transactional Real Estate Investor.

Numbers don't lie people do.

Be transparent ..

Your fee is based on the Equity you can bring to your Investor,  and how much you can negotiate in acquisition price. 

If the property is worth 200k..and You can acquire for 110k.and needs 15k in repairs..Your fee has to be based between the all in Price of 125k for An Investor & between either 65/70% of the ARV..

People often ask me on ways to become involved in Real Estate Investing, Whether they have good credit or no credit, Money or No Money. Below are 4 ways that I have developed and branded for individuals, couples, family and friends to get started in the Real Estate Investing Business.

RE Locator: is an Investor Associate who supplies leads of distressed homeowners who are experiencing mortgage difficulties or other hardships. These individuals are also referred to as bird dogs. ( typically can earn between $500 to 2k per deal).

RE Wholesale Trader: is AN INDIVIDUAL OR COMPANY who acquires property and places it under contract with the Intent to Assign or Wholesale to another Investor who usually will rehab the property. ( typically can earn anywhere from 5k to 25k per deal ).

RE Banker: is an Individual or Company who acquires property with the intentions to buy and rehab it. In some instances the property will be held in a Private Portfolio which will be managed by the RE Banker, also the property could be acquired and rehabbed and place back on the market for retail sale.

RE Syndicator: is a consultant who structures deals from the acquisition stage all the way to the liquidation stage. They are responsible in providing funding sources to fund deals for Bankers and Traders. They seek Private Money from individuals who would may be interested in earning Interest on their money by providing private mortgage loans. They also work as affiliates with Private/Hard Money Lenders who provide capital to Investors. also develop relationships with real estate agents, closing attorneys and title companies.
