Post: LEASE - Can I accept a scanned/emailed version as original?

Hello All!

I have an applicant that is on military deployment oversees and his fiancee lives here. I showed the unit to her and they want the lease to start before he returns (she will move in first). He will be sending me the application and all supporting documents via email. Since it will take about 3 weeks to mail the lease to him and get it back, I was thinking that I could have him sign the lease and scan and email it back. I could then use his version for the rest of the signatures.

Am I correct in assuming that his scanned version is considered legally valid? Also, I haven't met him. Any tips or concerns that I should know about signing on a tenant that I haven't met?

We usually have at least one months lost rent plus some of my units have lead paint inspections which can cost over $200.

What kind of business will he be running out of the residence? For insurance and liability, we don't allow any business to be conducted out of our units. This includes day care. Something to consider.

I use a combination of Craigslist and online listing sites like Zillow, Trulia, Hotpads to determine rates for comparable properties. The pictures help and you can usually find other properties in the immediate area which is important.

@Daria B. yes it seems that the total of $1620 is the combination of original security deposit plus the interest accrued. $1620 is what you give back to the tenant, not $1575. If the cents are throwing you off, perhaps it rounds the amount in one of the fields. I would go with whatever the "Total" says. I printed it out and provided it for the tenant with the check and itemized statement.

@Daria B. I am not sure I understand your question. The total given by the calculator is the total security deposit you must give back, according to law. This includes the mandatory interest due.
