I just found some brand new signs sold only at Lowe's called TEXT for INFO. For the cost of the sign ($12.98) you set up a listing and get a unique code that renters can text to. It sends them a link to a web listing that is created when you register and then they can contact you by email or phone to set up an appt. You can also publish the listing to rent.com, Zillow, etc. for free! Here is the link to the sign from Lowe's and the website you use to register.

I am excited to try it as I have a turnover coming up soon. I just registered and created the listing. I am interested to see who else may have started using these yet and any experiences.

@Ebonie Williams Welcome to BP! I am from Hagerstown and know the area pretty well. 

What is your goal as an investor? Do you plan to buy and hold, flip, etc? My tips would be to plan ahead, do a lot of research, do your due diligence, ask a lot of questions, form good relationships with local contractors and other vendors you may need before you need them, become familiar with local landlord laws.

@Sergey Perevalov It is already rented and you are now getting insurance?

I also have a rental (short term) in the Clermont area. We are insured through Ark Royal/ASI and the broker is Florida Chartered Insurance at 407-359-1009. We have had great relations with them for the past 4 years. Also, we had to do a claim and the process went well.

For our 4/3 SFH with pool, we pay $1006, $327 of that is Hurricane Premium. I am sure that the price will depend greatly on other factors including condition of the roof and whether you are adding coverage for furnishings, etc. I know that there is some type of appraisal / inspection that you can pay for, but if it is done, it will save you lot on insurance costs.

We also have this property listed under our umbrella policy through a different company for additional protection.

@Chawn P. you can set this up as a loan or capital investment from yourself to your rental business. Then as you pay yourself back with rental income, it pays down the loan. Make sure you have all deposits and withdrawals documented and keep separate bank accounts.

@Juan Abraham If you specified in the lease that these paintings were provided in the rental and will need to be returned at termination of the lease, then yes. Otherwise they probably just thought they were a gift, or something left behind and did with them as they pleased.

 It doesn't seem like there are will be a huge group so probably any restaurant will do. We could always get a large table in the back room at Supreme Buffet on Dual Hwy. or something like that.
