Thanks so much for the help!  I will definitely take you up on it :)  Since my wife and I are looking to just live life like locals for a while, do you have any recommendations for breakfast / dinner restaurants?  And any city recreation ideas besides the canyons and trails (we already have those covered...) ?

Good day everyone!

I am a REI from the Middle Tennessee area; Been in the business for around 9 years or so and now it's time to branch out. My wife and I have been traveling to different states over the past year with the idea of settling in and investing in some SFR, MFR, and possibly apartment buildings. Out of everywhere we have been, we have decided that we like UT the most! As such, we will be spending an expanded Christmas holiday in Cedar City.

I was wondering if there were any organized meet ups of local investors in Southern UT?  If there is not, then I would love to organize one just to meet other people who are familiar with the area and would like to chat.

We are going to be in UT from Dec 21 - Jan 4th.  If anyone is interested, shout out below and we will get to work putting this thing together!  Thanks!

Post: 100k on a 5/20 Loan or LOC

Hello everyone!  I have been mulling over a decision; figured I would put it to the crown and see what the community has to say.  I am buying a property for 100k.  

I can either put it on a LOC @ 5% or use a 5/20 @ 5%. Lets assume these were the only two options available, which would be the smartest play? Goal is cashflow and snowball payoff of my other rentals. Additionally, I like to have wiggle room to jump on new opportunities as they present themselves.

Just looking for opinions on what YOU would do and the perspective you have.  Thanks!

I was wondering if anyone has had any dealings / transactions with Peggy/Tom Harrahan who operate a real estate company and property management company in Oak Ridge, TN.  I took a trip in last week to do an interview; All was well and I was comfortable with what I was hearing.

But it always helps to have some stories / reviews from people that may have worked with them in the past.  Any info you could provide would be greatly appreciated!

In my experience of knowing the right course to take, I have come across a fairly common truth: 

"The right choice never needs a 'context' or 'justification'. Right is right."

Meaning that if you need to find support from others as to why you are justified in your actions or have some conflict with your decision, you may need to check your premise.

That may be a little deep, but it always steers me toward the right answer.

Hello all!

I am looking for a PM in the Oak Ridge, Clinton, and Knoxville area. I am expanding my portfolio of properties into East Tenn.

I currently live in Middle Tenn and don't have the ability to be as hands on as I am here.  So, if anyone knows of a great manager / company to add, that would be awesome!
