I've been using GQueues for several years.  The online version is free, and for $25/ year you can get the app on your phone/ iPad.  I use it for all work, personal, and real estate projects- in fact I'm now mostly paperless due to the app.  You can set up unlimited "Queues" as projects, and put individual tasks within each project.  Tasks can be tagged, you can write custom searches (e.g. "all tasks due today", use due dates, tag tasks etc.  The mobile app is great because you can be anywhere, including in a property, and add a new task to your projects.  I haven't used the sharing feature, but you can also have multiple users connected and share/assign tasks back and forth between people.  This could be really useful between investing partners/ virtual assistants, property manager etc.

I originally found my agent when I was looking on Zillow for a personal residence, and I clicked on the nearby agents on the property page.  These aren't necessarily agents associated with that property, but you can see on that page how many recent transactions they've had and a customer rating, and click through to their agent biography.  That agent went on to show me a bunch of rental properties after we built a relationship and successfully closed on the personal residence.

Now that I'm looking for properties in a different area than where I live, I've been contacting different realtors who are listing properties in those areas.  Many of them are potentials as buying agents, but I can try them out on a single property showing, see if our personalities mesh, see how responsive they are and how knowledgeable they are about specific neighborhoods.

Hi @Thomas Brady - definitely looks interesting.

20 year amortization is a nice period of time for cashflow.

What are your thoughts on how you would pay for the balloon payment at 10 years?  Bank refi or cash on hand? Or sale at appreciated price?

Do you have any idea from a broker or your own analysis what cap rates are for the market in general on similar properties?

What happens to value if you calculate the forced appreciation from the increased rents?  Does this become an option to flip at a higher value?

So it looks like you have about 200k left to fund on the deal or about 30%. A private lender might go for that, or even a bank if they were in first position.

@Scott JohnsonDo you have any current rental income or flip income that could count? Or a detailed-enough business plan that would reassure your banks that income will appear in the future from the properties you purchase with the line of credit? Or can you go out and buy your first few income properties without relying on the LOC and then after proving success go back to the banks?
