I am slightly unclear on the situation as well.  But you could also contact the Agents broker, explain the issue, then find out the brokers stand on the situation. I also agree with Billy Davidson, you can file a complaint against the agent at the local Real Estate board.

I found a property I want to buy as my first fix and flip, but I need a contractor to figure out the repair cost. Should I get a repair bid before I submit an offer on the property?  Or do I submit the offer based on my best assessment of the repairs needed then contact a contractor?  Can anyone recommend a contractor that works in Atlanta/Alpharetta GA area?  I know of 2 already (I'm  trying to get on their walk through schedules ASAP) but I heard it is best to get 3 bids.

Thanks for your help.

@UgwuUche take a look at the GSD Mode videos and listen to the pod cast, Joshua Smith has a wealth of information for RE agents.

One piece of advice - do your research before you buy anything. Beware of people trying to sell you every system under the sun.

So there is no direct coaching fee but based on the deals the students make, he gets a percentage of the proceeds which I would aquate to a payment for coaching.  That is an awesome trade for both parties involved, in my opinion.

I think the reason his system works is because newbies, like me, are looking for education and a mentor to give them well founded advice as they start out their business.  It works because the coach will only get paid when the final proceeds are made, so both the student and the coach have a vested interest in the final outcome of the deal.

I'm from Atlanta Metro, I would like to know his name too.  I'm looking for my first investment deal.  If he is willing to coach I am willing to learn.

Congratulations!  I'll have to take a look at the Norcross area.

Your agent should put your interest first.  As a client, giving you comps shouldn't be a problem.  As an agent, I wouldn't feel comfortable if you strictly  bought or sold a proproperty based on my opinion only.  There may be things you want or have experience with that the agent didn't consider.  Ask for the comps again, if you are still denied it may be worth it to find an agent that has you best interest in mind.

I'm a new agent and looking for my first investment property.  I check all of the comps I pull against my Wholesalers comps.  I have yet to find a property where we agree on the comps, so I am still looking for a deal I feel comfortable with.

Hi Patricia. I am building a list of distressed properties/owners which I am targeting. I'm still learning about investing but if I can help you any way left me know, I would love the experience.

@Frank Sanchez the agent should be able to give you sold searching ability too.  However, you will need the agent to tell you the final sales price if they are willing.
