I am going D4D in the Fort wayne area. 

I have a document that I downloaded and printed from the file place (purchase agreement/ assignment contract) the gentleman who posted is also located in Indiana. To be on the safe side I shall take it to a Real estate attorney to be check out and confirmed. Correct? 

I will write all of the addresses down from the homes that I think are gold. I will then proceed to find a cash buyer, vice verca. 

I believe to have found a Title company that is investor friendly. I also found out about the title company from you wonderful investors of BP! Should I call and double check that they are investor friendly? It is Meridian Title company for anyone wondering. I don't wanna leave any holes here. I do know the best way to learn is get out there and do it! But at the same time I want my ducks to be in a row!

and of course the post cards that make the magic happen!

I am going to do this any feedback or tips will be treasured!!!!

Good morning BP! 

I have a quick question. Have you ever purchased a home on back taxes? Do you currently use this strategy? How does the process work? I know this is a good way to confiscate a home for cheap. 

I actually drive by this place everyday. There is a paper on the door, I read the paper, from my understanding it has gone into foreclose or its a pre-foreclose. What's the difference? 

Cute little place, 2 bed 1 bath, 2 car garage -attached. 1,050 sq ft. Sold in 2013 for 45k.

Also sold in 2005 for 87k

I would love to dig further into this.

I understand joe, it is pretty solid on the outside, I have only been able to glance the inside, I left the owners a note on the door to give me a call, they're never there. So I am sure they want the headache gone. I definitely plan to check the place out with a fine tooth comb as soon as I can get inside.

Something small. $650 would INCLUDE lot rent, which is $300 so, $350 would be a positive cash flow, I am not taking that route anyways. Now at a selling point, it will work. Either way renting or selling, i will find a way to make it work.

I'm sorry you didn't understand that part.

To be honest I've never heard of having to have insurance? It would only make sense to do if you own the land, because then you're paying for this and that. 

You could always buy a few big trash cans and bags and set everything up to make sense. 

I agree with what you're saying. My dad use to do this all the time, he would just rent out the space and let people sell there things though, he didn't get creative. However someone wants to do it, either way wouldn't be a bad idea to me.

Random thought, have had this thought for awhile. 

what do you think about buying a piece of land (unless you already have) outside the city limits and hosting a flea market. Find vendors and charge them by the sq ft of the land to sell their things. Let's say every weekend or every other weekend, during the summer of course. 

Here are some numbers,

100 spaces available. (Filled)

$50 a day per vendor ($100 a vendor for 2 days) 

That is $10,000. A weekend. 

To make it creative, have a concession stand where people can get drinks or candy? Etc..Just a thought. What do you think, would this be a clever way to save up some cash for investments?

Thank you everybody for your time and advice. I am going to try and purchase the home for less than 3k. It is in a trailer park, I know who owns the park, so I dont think it will be an issue. I will put a little sweat equity into it and turn around and sell it for more. I will just play the "bank" roll part.
