Post: VA LOAN FREINDLY LENDER

Hello Bp friends, I am looking for a lender that is VA loan friendly. So, the issue I am having currently with all the lenders I've spoken with so far is that they are not willing to allow me to us my GI bill as additional income. The housing payments I receive through GI bill will up my annual income by almost 30k, which serves to benefit me in lowering my DTI as well as qualifying for a higher loan amount. From the research I've done I know that housing payments can be considered as income at the lender's discretion. I know that they may come a dime a dozen so I figured I would ask BP family if they've come across any or have worked with any in the past?

Additionally, like I mentioned earlier I am in the process of speaking with some lenders and I would like to hear from anyone the top 5 questions you like to ask lenders? This is my first deal and I know the best teacher is experience but going in on a good fit doesn't hurt. Thank you, guys, ahead of time.

Post: DEAL ANALYZING 1ST HOUSE HACK

Hello my BP friends,

About 6 months back my interest in starting my real estate journey had peaked and I could not stop thinking about it, so I decided to jump in. At start, my credit and debit were the problems, and I have diligently worked on getting my credit score corrected and now have about 6k saved up. I am aiming to have my first property by mid-year (May-July) hopefully. I wanted to add that my first hack will be a multifamily property, in the Ft Lauderdale/Miami area using my VA loan. I am aiming for 3+ units but I will take 2 if the deal is good.

You guys have helped me tremendously in my short time and I have hit another roadblock and I wanted to ask for advice. It may seem silly of me to ask this, but I am a novice and I love to learn from other people before making my own decisions.

How do you analyze and find deals? What numbers do you look at to make the determination point that you have a good deal? What are the considering factors? I know it may be a lot to explain so if you have any book suggestions, online readings or podcast that can explain in simple terms I would love to hear those as well. Hope to hear from you guys soon!

Thank you BP Fam!

Hello everyone,

I recently started my journey to my first investment property. I am at the point of trying to narrow down a lender and I thought before I made a decision, I can listen to the advice of anyone willing to share. I am a veteran and will be using my VA loan to house hack a small multifamily property in the Ft. Lauderdale area and I will love it if anyone could recommend a few VA loan friendly lenders? Also, if there are any lenders you recommend I stay away from I would also like to hear that advice as well. Thank you in advance friends!

Hello everyone,

I am 25 years old, out of the Miami area and I am interested in renting a small multifamily property (duplex or triplex) and making it an investment property. I am aware it would have to be my primary residents for a year if I use my VA loan, so I plan to live on one side while renting out the other(s). I am starting from square one and I will greatly appreciate any advice and or information anyone has to offer or would like to share. This will be my first time investing so no advice is to little. Thank you!
