For local fargo lenders in commericial side I would go with gate city or Border (formely union state) banks. Darryl with GCB and Jordan with Union are great people.  If residential than have used US bank with 15% before.  Good luck!

@Austin Patrick Zollner General rule of thumbs is north fargo will be older, less specials, but higher capex. South and WF are newer and will have more specials.  For what you are looking to do in a room rental house hack I would think a 3/2 would work just fine and there are lots of those available. highest rental income is likely college kids followed by desirable school districts in south and west fargo. Sent me a DM if you want to chat more or reach out to a local agent with questions!

@Dino Diaz welcome, seems like Fargo is getting more attention these days since hitting some top cities to invest in lists. I love it here but not in the wholesale or flipping biz but happy to connect you. 2 bigger REIA here with FM Real Estate Investors and MND REIA plus lot of great folks. I would start there.
