Thank you,Jason! I bought it in 2022 for $155k and finished the rehab early 2023.The rehab was about 360K all in and appraised for $825K upon completion. Would I still be able to cost seg on this now? I totally appreciate all of your insight.  

Hi, 

I just want to understand if I bought a property (quad) and received rent while I started the capital improvements .. can I deduct the expenses of the rehab still? This was a major rehab over 6 figures.  Ty and happy to answer more questions.

I have a seller that wants to sell me his entire rental portfolio of 27-29 units.

All properties are currently renting and I have numbers to account for total rents, Expected vacancy, repairs, PITI, etc.

The cash flow is $100k annually excluding appreciation and depreciation.

Would love to act on this.

Portfolio is valued at $1.6 mil.

Happy to answer any questions and please send your lenders! :)

Seller is also willing to put down 100k financing as he has a 20 year amortization on a 1.4mil loan at 4.25%

And only wants 10% down.
