How to Raise Private Capital!?

I have a seller that wants to sell me his entire rental portfolio of 27-29 units.

All properties are currently renting and I have numbers to account for total rents, Expected vacancy, repairs, PITI, etc.

The cash flow is $100k annually excluding appreciation and depreciation.

Would love to act on this.

Portfolio is valued at $1.6 mil.

Seller is also willing to put down 100k financing as he has a 20 year amortization on a 1.4mil loan at 4.25%

And only wants 10% down.
