@Seth Williams & @Upen Patel thanks for taking time to respond to my thread! I'm selling the SFR and duplex. So I guessa 1031Exchange will be the way to go but I was also referring to creative ways so that I can maximize my cash to acquire more mid size apartments. @Dave Foster I will be in touch with you.

Good day BP Nation! I'm closing on my SFR this Friday that I'm selling and under contract on duplex that I'm selling and closing middle of next month. With the expected cash coming my way, I want to transition to apartments. How do I go about with putting down as little as possible in regards to down payment? Instead of using 20%-25% down payment, I want to put 5%-10%. Any thoughts or strategies? Thanks in advance!

@Dan B. Agreed 100% I'm trying to be considerate but I haven't been a copy of the lease. I asked about it but no one has a copy.

@Peter Mckernan I was able to meet with them and I spoke with the tenant yesterday regarding receiving a copy of the key for their unit. He doesn't feel comfortable about giving me a copy but I'm entitled to it as the owner and especially to show to buyers who have expressed interest already but want to see their unit.

@Jeff Sprunger I was just given this property a week ago so I just found out they changed the locks when I tried to access their unit to show a potential buyer. Thanks for the helpful advice options.
