Post: Need Help On Deal 22 -1 bedroom units + 4 unit building!

Good day BP! I recently came across 26 units (22 one bedroom unit + 4 three -1 bedroom & 1- 3 bedroom) The seller is asking for $1,250,000 and I offer $1,040,000 after underwriting the financials. Seller countered $1,210,000 and my counter was his full asking but no down payment and low terms or $1,040,000 cash.

I thought the deal was dead when the seller said the lowest he'll take is $1,210,000 until my broker informed that the seller is willing to finance $175K for 5 years if I pay $1,040,000 cash. Seems like a good offer but if I accept, the real fun begins because I'll looking for hard money/private money. The seller didn't want to do a seller financing or master lease so for all the experience investors out there what would you do? How should I proceed? Thank you in advance!

Good day BP Nation, I'm hoping the great people hear can help me seal the deal at a property I'm getting under contract.

Asking price: $1,135,900

26 unit (22 unit apartment and a 4 unit next to it)

8% Cap Rate

My offer is $980K.

I wanted to try the master lease option or seller finance. I currently filled out a contract to purchase and would like to hear from the community regarding how to structure master lease or seller finance if seller counters my offer or stuck on their price.

Thank you in advance

I wanted to share this article with my fellow BPers especially from the Norristown, PA area and newbies starting out. This is why we do due diligence and check our properties.

A Norristown home was part of Troy Pickens's budding real estate empire. But police say there was one problem: Pickens didn't actually own it when he sold it to a would-be developer.

@Lelith Walker thanks for sharing. I ask for referrals and make sure I do some background check on the referrals and/or past customers/clients.

@Steve Vaughan thanks for sharing your example. You've inspired me to find properties that I can be seller financed or subject to. I hope you don't mind if I reach out to for more questions.

@Jillian Sidoti For a small apartment (6-13units). I wanted to know if I used a crowdfunding sites like Fundera or CIX to get a the down payment money and finance the rest with a local bank as oppose to using my own money and running out.

@Jay Hinrichs I can put down some of my own money into the deal unfortunately I don't have that much lol

Has anyone use crowdfunding funds as a down-payment for a property? And then used a bank to finance the rest? If so, please share!
