Hahaha. Yeah..I’ve pretty much given up on the west side. I wouldn’t blame you for keeping it for yourself! 

I’m determined to house hack in this market, so we’ll see how it goes...or maybe I should say how far east and/or south I have to go. :)

What you described is what I’m finding in my experince too and exactly what brought me to the forums. 

I have an offer out on a duplex in mid city now ($25k over asking), but I’m preparing for the rejection.

This is a new market for me, so it’s been interesting to navigate.

I’ve gone so far as looking in Long Beach, but it makes a commute to Santa Monica 60+ minutes!

Up to $1,244,885 for a 4 plex 

Duplex: Up to $814,500

Triplex: Up to $984,525

These are the maximum loan amounts allowed for under FHA, so we have flexibility up to 5% more on these amounts in asking price.

Hello! 

I'm in search of a turnkey multi-family (duplex, triplex, or fourpkex) that can be delivered with at least one unit vacant. No rent control is ideal and must be eligible for pre-approved and secured (underwritten) FHA financing for maximum amounts.

Ideal locations are Santa Monica, Culver City, Venice, Marina Del Rey, Mid City, Mar Vista, Inglewood, and surrounding areas. 

I appreciate any off-market leads, wholesale deals, or other creative deals!

Hi Hampton Roads Bigger Pockets Family!

It's time for a weekend networking event in Hampton Roads and surrounding areas (including Newport News, Williamsburg, Richmond, Chesapeake, Portsmouth, Norfolk, Yorktown, Portsmouth, Smithfield, Hampton, Poquoson). 

We've received more than a few messages asking to meet up in Hampton Roads over a weekend, so @Renard Miller and I are hosting an informal meet-up at Bonchon Norfolk next Saturday, November 25th from 2pm-4pm

I haven't had to do any major contracting work in my RE experience yet, but I did start doing research for a new multi-family construction/build in Hampton Roads and got great guidance and traction with Gary Tiller of Tiller Construction Company.

I found him through buildzoom and he was one of the first contractors to respond and call me directly. We talked for over 30 minutes about my project. He was very knowledgeable, has been in the industry since the 70s, and also has contacts who can help with design plans which you'll likely need for the rehab. I can't post his contact info, but feel free to message me if you want more details.

Again, I haven't gotten past this step because of my own project priorities, but in talking with Gary, I plan to use him when the timing is right. I hope this is at least somewhat helpful!

Tidewater Real Estate Investors Group (TRIG)

Peninsula Real Estate Investor's Association (PREIA)

Others in the local groups might have more suggestions! I also check out the deals section as well as setup an alert for "Hampton Roads" so that I know when there are discussions happening about the local area.

So many parts of your story resonate with me. From stumbling upon BP to realizing that DC multi-family properties are mythical, I can definitely relate! I live right down the road in Del Ray.

For many of those reasons and more, my husband (@Renard Miller) and I invest a little further south from Richmond,VA (it also happens to be the area where we grew up). Nevertheless, we're always looking to connect with folks in the DMV area in the event that we do spot opportunities for collaboration!

Hi Jasmine!

Driving (or walking) around neighborhoods is definitely one way to find "off-market" deals. I mean basically anything that isn't on the MLS.

I think engaging with the locals on the BP forums is a great start! I've also made it a habit to ask sellers that I'm working with on an existing deal if they have other properties they are thinking about selling in the future. Sometimes when someone is an investor and is off-loading properties, it's because of a major life change. Where there's one investor property for sale, there may be more on the way...

I'd also recommend going to local meet-ups. The info about the ones in Hampton Roads are around here somewhere. The ones I know of are TRIG of VA and PREIA. There are one or more members of those groups who are active on the forums and should have more information. You can also google them and the meet-up info is available publicly.

And finally, yellow letter campaigns are another tactic for potentially creating your own off-market deals. If your search for it on BP you'll find tons of info on what yellow letters are, how to use them, and the benefits they offer.

I just put out of request for proposals/quotes for a build through a site called BuildZoom. The property I'm building will be located in Hampton. 

You can upload surveys, plans and any other details and then they will connect you with contractors in your area. I'm still waiting back for proposals and estimates based on my specs, so I'll keep you updated on who I ultimately choose and who is responsive.
