While I agree with the other posters that it seems odd you are only required to put 10% down, I have more of a problem with your monthly vacancy and capex expenditures. I currently own a rental and am also a college student, and I can guarantee you that you'll need more than 5% monthly for capex. College students are notorious for abusing a rental more than others, so you would need to account for that in your monthly maintenance allowance. Also, 5% is a low allocation for vacancy. Almost all college rentals are one year leases that are rarely renewed, so be prepared to pay more in vacancy and turnover costs. I would use 8% to be safe (one month a year). I would just keep this in mind when evaluating properties in the future!

Hey everyone, new member from southern New Hampshire here! I'm 21 years old, so I guess I would say I'm on the younger side of the group here on BP. Currently I am a junior at the University of New Hampshire set to graduate next year, but I also recently received my real estate license to help with my investing and to potentially help others invest as well.

I have to confess that I've used BP as a resource for a number of months now and am just now making an account! However many of the guides on here have helped me immensely, and I went under contract on my first property last week.

Hey everyone, I just went under contract for my first investment property! Now I obviously have to do a home inspection and I'm posting to see if anyone has any referrals or recommendations for good home inspectors in the southern New Hampshire area.
