Is this a good deal?

I am looking into purchasing this home that is in a college town with lots of renters. It is the same city in which I live so managing would be fairly easy (10 min drive). Below is my analysis and I would appreciate any feedback I can get.

*All utilities are covered by tenants.

*Nearly all closing cost will be paid by seller.

*I plan on managing the property my self but wanted to include for the analysis.

That's cutting it very close in my opinion. Any change/fluctuation could put you in the red very fast.
