@Baha M. Welcome to BP ... My suggestion is to narrow down further to one market. As  you are a new investor, you should focus on getting to know the ins and out of your market, where to buy and what/where to avoid. BP has most of the info and if not, you can find the right people to get the info. If you want to do do your own due diligence, you can bypass the TK providers. 

I still consider myself a new investor and initially I was looking up at St. Louis, MO, Memphis, TN, Indianpolis,IN and Birmingham, AL but eventually it was information overload and I resorted to St. Louis only. Now that I have a few accepted offers, I am planning to branch out to another area.

Lately I have been thinking about buying few rentals (~20) and then eventually retire in a country with a low cost of living. Its all up in the air for now. I do have a question. Apart from having property managers, how does one go about making sure all the mails get to you? How would you know about the property taxes (mine come in mail for my primary residence) and when to pay? Insurance can be done online. I heard about mail forwarding service but not sure if it works. 

Has anyone done this successfully? Would love to hear feedback

Looking to buy a few properties in the St Louis area and most of the ones I see require some work. As I am out of state, wondering if you guys have recommendation for good and honest General Contractors who would help rehab the property.

@Kathleen Bassett ... You mentioned yesterday that you already have a cash buyer for this property. Has the cash buyer backed out? Or are you just fishing for leads

I am planning to buy some properties (both rental ready and distressed) in the St Louis and Independence area. Looking for contractors to work on some of the distressed properties I am looking to buy. Most of the properties will be buy and hold so I will need a good property manager as well in both locations. 

Any leads are highly appreciated.
