@Jen Anderson ... I am planning to do the same and created another post last night looking for wholesalers/off-market properties that might need some fixing. Selling my condo in the peninsula and house hack. Would like to hear more about your Ohio investment. Will send you a pvt message.

@Chris Mason Why bother with FHA when putting 20% down? Why not conventional at that point? I am curious.

Planning to house hack and looking for wholesalers in the bay area. Looking for min 2 bed and 2 bath. Pretty flexible in terms of location - Peninsula, San Jose, Sunnyvale, Fremont, Walnut creek. Will buy using FHA or another product that gives 95% financing (haven't tried that one yet so I wont give any recommendation yet).

Anyone know local wholesalers or off market properties? I looked up HUD and homepath and didn't find anything.

Is this seller financing? Saw some of these (at least 2 that I checked) listed on Trulia with a $3k-$5k lower price.

Thanks @Robert Musallam .. I know its a lot of work and the reason I haven't decided yet. 

- Good point on the documents. Even if I end up doing FSBO, I will hire an attorney to go through the docs and research what other docs I will need.

- Yes I will pay buyers agent if I go the FSBO route

- I will hold a open house and planning to get one of those PODS thing to store the clutter (and possible hire a staging company)

- I thought the HOA docs goes straight from the HOA. Not sure on this as I received the HOA docs from the HOA management company that the owners when I bought the place. Plus the inspections is the responsibility of the buyer not the seller.

- Its a tradeoff between time and money. Either I make time to sell it or spend money to have an agent sell it. However at 3% commission (on a $500K+) to an agent, it is worth my time to sell it myself. At 1%, its definitely not worth my time. 

Thanks for the offer to guide me. I will definitely look you up for guidance if I decide to sell myself.

Looking to sell my primary residence (condo) in the SF Bay Area and rent for a while. Other condos in the complex sold within 3-4 weeks with multiple offers on each listing. Wanted to see if anyone has tips on how to minimize the expenses on selling as I want to use the proceeds to invest in rental properties (Been looking into small apt complex). Few other things I had in mind and would appreciate some input:

1. Have heard about pros and cons about FSBO. Would anyone recommend that in the bay?

2. What about finding an agent to work with on listingbidder?

3. What's the lowest commission? Other condos in the complex have sold between $500K-$600k so even a 1% reduced commission is $5k-$6k saved.

@Dan Cho The property tax will be reassessed with the new purchase price. The $4k tax is from the old purchase price. Update your analysis with the 1.18% of the $2.5m purchase price

Anyone have referrals for HML/private lenders for property in MO. Need the money for acquisition and rehab.

I looked at the HML section and was routed to elite factoring HML. Anyone did business with them?
