Only one broker at a time. I don't know if there would necessarily be a problem practicing residential with a commercial broker. Unless I am missing something?

That depends if the property is listed with an agent who is willing to share his commission with your agent. 

Additionally, I would not recommend signing a one-year contract if you are an investor. You do not want to be bound to the same agent for all properties you buy. By signing the agreement you are committing to pay the agent 3% on any property you buy. Even if he is not involved in any way.

What I have done in the past is sign agency contracts and write in the "additional terms" section of the agreement that the contract was only valid on that particular property transaction. 

If your agent will not agree to this I would recommend finding another agent who has experience dealing with investors.

In PA you have to be licensed unless you are working directly as an employee of the owner or on your own properties.

I'm following this thread as I am also interested in knowing. One thing my broker cautioned me about, was to double check that their numbers are not on the National Do-Not-Call List.

I just read @Mindy Jensen's comment. I did not think of that. She is correct, writing your own contract would be practicing law of sorts and is illegal. Unless you had a lawyer write your contract for you.

As an example, I do not always use the PAR standard lease, sometimes I use a lease written up by friend of mine who is a lawyer and property owner. So, it is not required to use the "standard forms" but you cannot write up the contracts yourself. Only fill-in-the-blanks on already drafted contracts.

I'm a licensed PA Realtor. As far as I know, there is no real requirement as far as the sales agreement used. The Pennsylvania Association of Realtors has its own form you can use which certainly simplifies the process, but, to my knowledge, there is no official "stock" PA Sales Agreement. As long as it holds up with the closing company, and lawyer if any problem should arise, you should be okay.

Don't know much about the Chicage arena, however, there was an excellent podcast with a guy from Chicago. One of the best resources he mentioned there was a company called CIC Chicago that specializes in MF financing.

I forget which podcast number it was. Maybe one of the vets can help.

Not sure if this is the correct forum to put this in, but here goes.

I may be getting a job as a manager of a 150 unit property. Long story short, the owners currently have a legacy version of Yardi and they would like to upgrade to a more modern, internet-based system.

Two questions:

1) What would BiggerPockets' recommendation be on new software?

2) What is the easiest way to move all the existing information to the new software? Would it be easier to merge everything to another Yardi system?
