I concur with @Josh Bakhshi, I spent a year learning plumbing systems in school and the knowledge has proved invaluable.

Good point. However, unless I'm missing something, this begs the question: Why wouldnt you want to accept Section 8?

From my limited experience with Section 8, and what the news article linked says, I believe like this: You may not advertise AGAINST Section 8, however I have found that finding other non-discriminatory reasons for not leasing to them are not hard to come by. Especially things like credit history, criminal backgrounds and/or debt-to-income, etc.

But others on here, I'm sure, have more and better things to say.

Sometimes, it is the problem of the local market and in such a case,there is really not much you can do about it. Investors often end up selling the properties.

I AM the property manager. These are not my units. But I am only starting out with it. That's why I turned to you guys here to get suggestions. :)

Most of the units are 1 and 2 bedroom. It's these efficiency units that are killing me.

Pittsburgh is a strange market. There are sub-markets and sub-sub-markets. They can perform well on one street and terribly the next block over.

I am looking for an 6-8 unit building. Preferably brick in construction.

Sorry, for the long wait. I gotta learn more about this forum stuff, and keeping updated. I'm currently managing a 32-unit building as well.

Just found out that one tenant in my own property hasn't paid her electric in 10 months and it is apparently in my name. She also hasn't paid her sewer bill even though she has been getting utility reimbursements from section 8 for that. I called the electric company and asked them to terminate service since I am not responsible for her electric as per the lease.

The one thing I am concerned about, is that I am really not looking forward to evicting her and finding a new tenant, if necessary. It would mean investing money into repairs and I don't exactly have a lot left. To be precise I have maybe 1K that I can put in.

No, it's not a terribly high density area. There are a couple big-box stores. (Think Wal-Mart.) Probably 10-15% vacancy. Our efficiencies are already discounted by like 11%. I could probably offer one free month's rent additionally.
