Yes, but in real-time, no pre-recorded videos. Imagine a real estate agent showcasing a house in San Francisco to a buyer who is in Palo Alto with real-time video, walking him through the bedrooms, bathroom, yard, etc.

You spent money on marketing your website and your leads are browsing through your listings. So now what?
Give them and yourself an option to communicate by adding a "live video and audio chat with an agent" click-able button on your website. You can have 1-to-1 conversion via your browser or even mobile device. You can see who is browsing your website, what he is currently looking at, what is his location.
Create an intimate experience, provide a wow effect by engaging your leads instantly, real-time. If you can't take the call you can re-route it to another agent. In case you work by yourself a web form will pop-up where your lead can leave a time and date appropriate for follow-up.

@John Steele & @Scott Costello
Great posts form both of you. People like me are looking for well organized content, appealing websites and information online. Even though a cliche content is king and if there's a good information on a particular website/blog I will come back often and when the times come I will take action if the agent has established trust and credibility. Getting traffic to your website is the first step to engaging an online lead and there's room for optimization. I believe technology startups will start to pop more in the real estate space trying to make life easier for both the real estate agent and client. E.g. I heard of a new company trying to make the process even better offering you live video and audio chat with your potential lead. No plug-ins or downloads and also free of charge at the moment. The website is www.icfloortime.com check it out might be of help.

If you want to create more intimate relationship with your online leads, I would suggest to check out www.icfloortime.com That's a startup providing instant connection in real-time with your online leads via video and audio chat. You can see where the lead comes from and provide instant 2-way communication e.g. the potential client browses through your listing with a simple click he could initiate a real-time audio or video call or you as an agent can see who's browsing your listing and invite the potential customer for a conversation. Seems like an interesting approach to engage with online leads.

To elaborate further on what @J Scott mentioned I would say invest time in optimizing your website. Here are a few tips:
=> Have a modern design with a clean structure, responsive for mobile
=> Put photos of your properties and bio of yourself
=> Check out how fast it opens
=> Have important information easily accessible to your potential customers
=> Integrate Google Analytics, check your daily traffic and analyze the information e.g. high bounce rate means your potential online lead are exiting fast due to lack of interest content usually
=> Focus on particular keywords, optimize for search engines
=> Offer great content, quality information that is useful for your leads and check your page rank
=> Build a brand utilizing Social Media e.g. Twitter and Facebook
=> If your budget allows it try with online real estate advertisements
Also, I ran into a new startup offering live audio and video chat for online leads, can see who is your browsing your listings at the moment, can connect with them instantly and put a human factor in play, establish a relationship. I believe the name of the company is icfloortime or something like this.
@Daniel Mai If you have an existing website I would strongly recommend you to put efforts in generating online leads. People are constantly browsing and obtaining information about properties on the Internet and providing them with quality information will definitely be another channel for leads.
Moreover, I ran into a startup that is working on a product for real estate agents assisting them managing better their online leads, contacting them instantly via live video and audio chat. I believe their website was www.icfloortime.com I hope that helps.
For online lead generation, I would recommend to check out www.icfloortime.com a startup based in California, currently in closed beta.
They are trying to revolutionize the online lead generation process in real estate by providing high quality live video and audio connection, directly from your browser or mobile. No download, no plug-in and the best it is currently free for use.
