I’m looking to buy my first personal residence that I may turn into a rental in the future. It is a Fannie Mae home. It has been on the market for quite some time so I was going to try to get it below listing.

Since I am a first time homebuyer I can take the ready buyer course for $75 and possibly get up to 3% in closing costs.

My question is does taking this course and asking for the closing cost assistance weaken my offer?

I have an online savings account with discover bank. 2.1% right now! Nothing to get thrilled about, but it’s way better then typical savings rates.

@Richie G. I am in Blackfoot looking to get into rentals in eastern Idaho. I think it’s a great idea to get some investors together to network. Have you put anything together?

I know this can vary, but just curious on what kind of vacancy rates y'all are experiencing in Southeast Idaho? I have heard 2-5% from some people, which seems great. 

I am in the search for my first house hack and am wanting to put together a reasonable analysis.

Been looking to buy my first home/rental property in Blackfoot or surrounding areas (Idaho Falls). There are not many properties for sale and the ones that are seen to be highly priced compared to the rents. Are there still good buys to me made in this area? Should I look at my analysis different if it will be a house hack? Wanting a duplex or fourplex. I welcome any thoughts or suggestions! Thanks.

I am wondering if I need to get a realtor involved or what should be my next steps in buying my first duplex to house hack? 

I sent a letter to a duplex owner of a property my wife and I liked. The owner called and said he'd be interested in selling later this month. I've never bought real estate and I've only looked at doing it through traditional realtor listed and realtor purchased. 

Do I need to get a realtor involved even though I started all the leg work? If not what should my next steps be after I look at the property later this month?
