 I can definitely relate to wanting to live on a remote ranch! Early in my career I worked on cattle ranches, then started doing farm and ranch loans for seven years, and now have been doing hard money lending and other real estate investing. Making income and growing wealth outside of agriculture can be a great way to get into it in my opinion.

Hey Caleb, 

There are a couple local REIA groups that would be good sources to come network with local investors. The PokyREIA meets the first Tuesday of the month and the East Idaho REIA meets the 3rd Thursday of the month in Idaho Falls. It can be hard to take that first leap or know how to get started so I've found it helpful to network with others doing the same thing!

Is your partner charging a mgmt fee? Are you getting all of your capital back first, or is it going to be split 50/50? The same with a refi.Do you get your capital back and then it gets split 50/50.

 Hey Gino, yes all my capital is returned first in either scenario and then things are split according to our ownership. No management fee.

Hey Kara! We ended up doing a 60/40 split. I definitely see the different perspectives such as Samuel's as far just taking it down myself. I'd be happy to connect and discuss my reasonings further! We just closed on it on Friday. What part of Idaho are you in?

Hey Matthew! Are you going to BYU-Idaho? I graduated from their agribusiness program. I spent 7 years writing farm and ranch loans for Idaho AgCredit in Blackfoot so totally understand the hurdles farmers face, let alone beginning farmers. I have my real estate license, run a hard money lending company, and invest in real estate as well. Tomorrow there is a real estate investors meetup in Idaho Falls.
