I agree with @John Underwood that working from home will be even more commonplace than it was before.

That being said, I advise my clients to run their numbers based on 2019 rental numbers to be safe, because that was a “normal” year.

@Nick Troutman I'll also add, we do a fair amount of off market deals for our clients, I got one of my new ones through that stream, but one I snagged right off the MLS. Offered 40k over asking and it still appraised 20k over the contract price. It was just a right place right time thing. So it'll happen eventually, it's just not a situation where there are 20 good deals just sitting on the market at any given time like it used to be.

@Nick Troutman just stick with it. Patiences and persistence. I’ve gotten a 4 bed and a 5 bed in the Smokies in the past couple months. It’ll happen.

It looks to me like the owner of those buildings willingly sold to the city. I don't think it's a case of the city trying to limit short term rentals, it's trying to provide more public beach access for the people who are coming to stay in short term rentals. The guests in my house in Crystal Beach thank them lol.

What @doug Todd said. Check the regulations before anything else!! I own 2 in Destin and 30a and the regulations are very friendly and show no signs of changing.

@Jessica Folger eek sorry that happened. We have a few strategies that we use to deal with that situation. But at the end of the day, an appraisal is just one person’s assessment of the value, and appraisers are human, and can do a bad job. Every now and then you will run across a bad appraisal in either direction.

@Zachary Redmon you do ideally want to be closer to town, but for the right price, Cosby can work. Purchase price would just need to be quite a bit lower than the closer to town options!

@Jacob Stokes sounds like you want to make a low offer. In the current market, cash really doesn’t matter if you’re lowballing.
