You bet. I've been to 10 mortgage brokers who have all said that 1yr of cap gains income does not count. I make enough on the whole, but income stream changed last year and banks don't like me..   if you've got people in particular I might talk toplease do share..   thanks.

I am looking for a Portfolio lender for my rental properties.

I am a remodeling contractor and have been doing flips for a while as well.

I don't like selling my flips.

I like to flip them to myself as rentals...

I buy great little fixers with hard money, do a high quality rehab with Granite, tile, hardwoods, etc...

Then I try to refinance and keep as rentals.

I have 3 houses that are turnkey ready to rent today that I need a lender on.

And once the right lender is in place, I can do 3-5 of these a year...

My credit rating is OK.  Because I own a business and run a lot of debt...  I've never missed a a payment, no delinquencies, etc...  Just high use of debt lines...

My taxes used to help me with the Re-fi.  But last year my income source changed to cap gains and the banks don't want to recognize the income...  I made enough, just not the right kind...

I have a 14 yr record of being in the public eye with my remodeling business.  I am easily vetted and ready to move now on multiple properties...

I've got a splitable lot in SE Hawthorne area...

5000 sq' lot.

R2.5 zoning.

City says, yes to a flag lot in back yard using existing driveway.

House is nice.

Add 2nd story to house and finish basement.

Build 900sq' footprint in back.

45th and SE Madison.  1 block N. of Hawthorne.

Looking to move for cash this week.

Iv'e got a 15,000 sq' lot with a vacant home on it.

R5 zoning.  City of PDX will allow you to split into 3 lots.

Then they'll allow the new corner lot to be split again into 2 tax lots with 1 structure (duplex or double building).

Who's interested?

Close this week.

SE near 140th and Knight.

You could rehab the house and just split off the corner lot as well...

House is major fixer or just scrape.

Start a relationship with your local Title company.   A title agent can run a search in the zipcodes that you choose looking for owner occupied vs non owner.  Once you have an established relationship, that list should be free anytime you need it...  Flowers, bottle of fancy bubbles, gift cards...  What ever thank you gifts you see fit may keep that info flowing freely.  Of course you really set the relationship in stone when you then use that agent to close your deals...  Good luck.

Filed my taxes wrong apparently.

Had plenty of income.

But filed some of my flip income as Short Term Capital Gains instead of trade income.

Now I'm bing told that Fannie Mae can't allow Mortgage brokers to count the income.
